We compare the bids, get answers about missing details and put our recommendation in writing. Then we negotiate scope and price in one final round to seek the best offer for the work you need.

Is my project a fit, and how do you get paid?

Planning a project of at least $7,000 and expecting to choose a contractor within about 90 days? That’s the kind of project we’re set up to help with. We’ll confirm fit and contractor availability with you.

Free Bid Coordination is free to homeowners. Optional Full Advocacy costs $499. A selected participating contractor also pays a disclosed fixed success fee of $750 to $2,500, due after you sign their agreement and they receive your initial deposit. The contractor pays this fee. It is not added to your agreed contract price and does not change that price.

We set the contractor fee based on expected project size and disclose it before bidding. Every contractor bidding on your project is offered the same fee. A higher winning bid does not automatically mean a higher fee for us. Contractors cannot pay to move to the front or buy our recommendation.

Full scope and compensation details
How negotiation can help

Sales costs can be part of a contractor’s price. Ask what the full offer includes before assuming there is room for a discount.

We work to get past the sales pitch and talk about the deal itself. With Full Advocacy, we ask for improvements to price, what’s included, warranty and timing in one final negotiation round.

A different sales process does not guarantee a lower price or savings that cover our fee. Direct negotiation is included in Full Advocacy.

What if I already have multiple bids?

You don’t need to start over. Tell us what you have on the free call. We’ll talk through whether you need more bids or want Full Advocacy to compare and negotiate the offers you already have.

When do I pay?

You pay nothing for bid delivery. If you want Full Advocacy, we first have the free call and agree on what we’ll do. Then you pay $499. You can choose free bid coordination without adding paid support.

What if fewer than three bids come back?

Three is our target, but we can’t promise every contractor will bid. Before we start, we’ll explain how long we’ll collect offers and what happens if fewer than three come back.

Can you help with contractor visits?

Yes. We help you prepare for the visit. Full Advocacy includes one local visit when needed, so we can step in for you and keep the conversation focused on your project. Contractors may still need to see the property to confirm the work. See site-visit support.

Do you perform or guarantee the work?

No. You hire the contractor directly, and they’re responsible for the work under your agreement with them. We help you gather bids and, with Full Advocacy, compare and negotiate. We don’t guarantee their workmanship, the outcome of the job or savings. We don’t dispatch emergency repairs.
